I am a Business Engineer, an Aviator, a Change Leader and a Netweaver. I fly airplanes, I favor change, breaking barriers, connecting people and ideas.
I enjoy Asset Operations Management with focus on facilities- Commercial, Industrial & Residential- as well very special projects. I am the linchpin that connects together all the key elements, to keep systems running at a rather high reliability. If you can think of any system in a Building or Real Asset- HVAC/R, Power and Safety/Security systems, Maintenance Repair & Overhaul (MRO), non-Critical or Critical- you can find my hand-print.
I fly skydivers when the weather permits. On any beautiful day, I'd rather be teaching flying. I love just about any aspect of Aviation and teaching subjects that relate to Science, Technology, Engineering and Math. I care deeply about career & professional development. I like to connect people together and serve others.

Facilities Engineer
QuVa Pharma is an emerging Leader in the 503B Sterile Compounding Outsourcing Pharmacy industry for pain management in Emergency and Operating Room procedures. Working for a startup has its own level of challenges. I obsess with the maintenance & management of all facility related systems, most of which are critical systems running 24/7/365. System reliability is 99.97% the last 32 months straight. We utilize a Building Management System for support as well as for two other sites. I operate within legal and regulatory compliance. I am always around and about, chatting with almost everybody. I am always looking for opportunities to make someone’s day brighter or better.
We operate Clean Room Environments in ISO 5, 7 and 8 under 21CFRs and current GMPs. My scope of work may be boring to list here, I prefer not to wear my title, but I can chat about it with just about anyone. Just ask.

Senior Service Supervisor, Maintenance & Projects
RAM Partners was great. This was when I lived in Atlanta. I had complete oversight of technical and mechanical work that ensured the continuous operation of Mechanical, Electrical and Plumbing systems of multi-site (property/assets). The objective was to meet standards for appearance, safety, and overall Enterprise Facility functionality.
I supervised work orders generated from resident requests for service, using eSite, as well as routine upkeep on the property by diagnosing defects or problems, and organizing and arranging repairs in accordance with established policies, procedures, safety standards, and code requirements.
I oversaw the Unit Turn operations for leasing occupancy. Scheduling/managing vendors and contractors. RFP/RFQ development and documentation. I had an operating budget of about $3.6 million.
Rehab/Upgrade Projects - A pivotal $4.5 million capital project to Renovation/Rehab a 348 unit asset on a 32 acre property. I conducted final inspection and managing the completion of all close out documentation i.e. As-Built drawings and Change Orders, transfer of excess materials and all project records. I maintained inventory of spare parts/ maintenance materials within budgetary guidelines. I also headed a Quality Assurance Program to identify changes, utilizing Lean & continuous improvement methods with Lean Six Sigma initiatives. Our regulators- Environmental Protection Agency and OSHA.

GK Management, Inc., dba Long John Silver’s/A&W Restaurants, Georgia Region. 2010-2012
Service Supervisor- Maintenance Operations Division
This company owned quick service restaurant chain Long John Silver’s. I ran the Maintenance Management of 23 store locations in Georgia. It was an in depth Customer Success Management, Vendor Sourcing and Management: Taking ownership of $1.8 million annual engineering maintenance budget for all stores.
a few of the items I worked on; Evaluation and Shutdown repair of machines/equipment, systems and units. Qualifying, selecting and scheduling contractors, to do repair work- carpet cleaning/ installations, hood cleaning, pest control, fire suppression systems, power washing, vinyl/tiles floor maintenance, exterior/ interior refinishing renovation, booth/chair repairs, parking lot re-striping/minor repairs, roofing repairs (including asphalt based and metal) and managing other large maintenance projects.
There were also HVAC/R systems/units, Commercial ovens, Deep fryers, Refrigeration, Electrical and Plumbing systems i.e. Heaters, Boilers, suction Pumps, Water purification systems and lines, Freezers and Compressors. Purchasing Supplies & Inventory Management.

I started here in the property management industry. I was responsible for planning, prioritization and administration of preventative & renovation projects, as well as status reporting on leases using Yardi Software and Excel spreadsheets. Reduced expenses in operating budget to 34% of prior budget costs by means of lean processes. Annual budget was $6.1 million
I provided training for new hires and recurrent training for license in compliance to local city and industry standards- on-call duties for emergency response.
I managed vendors & suppliers for inventory supplies in order to meet customer requirements. Maintained 91.7% customer retention, modernized marketing and sales strategy that increased annual revenue by 19%. Property size was 1183 units.
